Christmas is in the air and so are the fireworks. Coeur d’ alene Idaho is a treat to the senses during the holidays. Recently USA Today Readers’ Choice List of the best holiday light shows in America named The Coeur d’Alene Resort Holiday Light Show Number 4. This Idaho wonderland of over 1.5 million lights and the largest on-the-water holiday light display in America. A lake cruise “Journey to the North Pole” takes eager children to visits Santa’s North Pole Toy Workshop where America’s Tallest Floating Christmas Tree towers above the lake with thousands of twinkling lights. Each year the day after thanksgiving there is a tree lighting ceremony and fireworks. This impressive display certainly kicks off the holiday season with a flare.

 The Bonner County Fairgrounds at 4203 N. Boyer Ave. is the venue for the 12th annual Rock ‘n’ Roll Heaven. This popular show sells out almost every year, and is the opening event for the 32nd annual Lost in the ’50s celebration.

Scam alert. Does your buyer really have a job?

Last year I sold a home to a wonderful couple and a short time later the kids decided to follow. We found a great home for them and the buyer got hired for a local job at a great company, or so he thought! We went through a ton of ups and downs, they uprooted their life, packed the moving vans and headed for their new life. Escrow was delayed but we got to that wonderful day that we were ready to sign the closing documents. The family was here with everything in moving vans and he was ready to start his new job this next week.We were in the walk through when I get a call from the title company saying we could not sign yet. A quick call from the lender revealed that they were doing the customary phone verification checks to close the file and the new job had no record of the buyer or the name of the guy that hired him. Recounting the events surrounding the hire, the buyer drove up here, met the employer in the parking lot and headed out to a local restraunt to talk over the job. This off site interview led to the hire. Over the course of several months letters of employment were issued, several phone calls were made, and requirements like physicals were met.The only problem was it was a scam. There was no such job, the boss wasn’t a person at the company and Human resources had no idea who our buyer was. Needless to say we wound up with a family that moved to a new state, without a job, without a home and their lives have been turned upside down. Most of the things we run across that turn out to be scams work only because they are so unexpecting. Everyday mundane things that we deal with everyday can be twisted around to something sinister.  Be sure to be extra vigilent where you can be.  You can be sure I will be more proactive at checking out job start dates with human resource department heads of record instead of the number on the the letter head.

When things go wrong pick yourself up.

I was talking with an associate who had a bit of a falling out with a client and just could not understand what happened. She took a listing and everything just fell into place. It was just one of those transactions that anyone looking in could give her a pat on the back for a job well done. She stepped up her game her marketing was great, client interest was fantastic. Although it was quite a distance away she managed to be present for over 50 showings in a 3 week period. The repore with one spouse was good and although she only saw the other spouse twice she felt she made a good impression. A few emergencies were handled swiftly and well and the offer that came in was well negotiated. It was one of those dealings that she could be very proud of the work she had done and all was well until suddenly it wasn’t. The offer fell out. Zillow was erroneously showing a preforeclosure status from years before. A less than ethical agent was interferring with the clients and frustrated clients unleashed on her.In listening to her story I have had some instances that parralleled it to the tee both in my business and in my personal life. If you have been in real estate for any length of time you are bound to find yourself in this type of situation at least once or twice. Its not fair, it doesn’t make sense and I know first hand that it hurts twice as bad to be reamed when you know you did an exemplary job. Real estate is not an easy job and emotions can run high. You can be sure that you will be beat up from time to time and other times you will be rewarded well. If it happens to you the best you can do is to realize that as long as you know in your heart that you really did do a good job you pick yourself up, brush off, move on and try not to let it bruise you too much.

Burned out? Recharge your batteries and start with the basics.

I have been struggling the last few weeks trying to wrap my head around work. I had an amazing year of sales and in the midst of some heavy personal tribulations. I had a long time client tell me today that he was amazed at how I managed to keep up before and how shocked he was that now that things in my personal life have eased up now is when it all shows.We all deal with things in different ways and I tend to delve into work to relieve the stress of life. For me I have always been a forged by fire type of personallity. The harder things are the more determined I am to succeed. In real estate everything we do today will pay us back in 90 days, so definately time to get moving again. We all reach that crash and burn time when we just don’t have our head in the game the way we usually do. Its not the end of the world, but certainly a time to remember Newton’s third law,For every action, there is an equal and opposite reaction… All that hard pushing and expended energy boomerangs back sometime. So what do we do at times like this.  While sometimes easier said than done.  It is time to rest relax to charge my batteries, get organized and start back at the basics.

What Geese can teach us about teamwork in real estateAs the temperatures start dropping the marvelous sight of geese flying south in their “V” formation.I remember being in school and our biology teacher told us that the “V” is one of nature’s prime examples of teamwork. When geese fly together in their ‘V’ formation, they’re all being lifted into the air. And they can fly much further, longer, and with less breaks than they could have if they were flying solo. Each bird flies slightly above the bird in front of him, resulting in a reduction of wind resistance. The birds take turns being in the front, falling back when they get tired. That formation enables those geese to fly 1,500 miles in just 24 hours!Keller Williams Realty encourages teamwork from their agents. It not only provides higher income potential but improves the safety and overall well being of their agents. Geese set a great example of how to form effective teams.1. Working together all of them arrive quicker.Just like geese when real estate agents work together harmoniously on teams, sharing common values and a common destination, they all arrive at the destination quicker and easier, because they are lifted up by the energy and enthusiasm of one another.2. Geese know how to honk.Geese make loud honking sounds as they fly together to communicate and to encourage each other. When working on teams, it is exceedingly important for each team member to communicate regularly with all the other team members. Teams can fall apart because of the lack of adequate communication and positive encouraging support.3. Geese rotate leadership.The lead goose has to flap the hardest and when he gets tired he lets another take the lead. This rotation of position happens many times in the course of the long journey to warmer climates. When a team is functioning well, various members of the team may take the leadership role for a while because of a particular expertise or experience. Consequently, on good teams, everyone has the opportunity to serve as a leader as well as a follower. 4. The whole is greater than the sum of our parts. When a goose drops out of the v-formation it suddenly feels the air resistance of trying to do it alone. It doesn’t take long for that goose to return to the formation to take advantage of the lifting power that comes from flying together. Sometimes people playing on teams will drop out of the group and try to accomplish goals on their own. Just like our feathered counterparts it doesn’t take long to discover just how much further we can get with less energy when we work as a team.5. Geese help each other. Scientists discovered that when one goose becomes ill, or injured, and drops out of the formation, two other geese will fall out of formation and remain with the weakened goose. They will stay with and protect the injured goose from predators until it is able to fly again or dies. The best of teams work best when they do more than just work together, but care for the well being of each other. To stand with each other in difficult times as well as when they are strong. If you can learn from a goose to form your real estate teamwork will effectively enrich your business and help you reach your goals quicker and easier.  What can your open handed, full of praise and energy teamwork do for your office?  Will you fly solo against the turbulence or glide to your destination?

LARGEST and BRIGHTEST super moon in 64 years coming Thursday

Coming soon the LARGEST and BRIGHTEST Full Moon we’ve seen in the last 64 years… and we won’t see another one like it again until 2034. Time for a full moon and not just any full moon but a Super Moon. They are called super moons because it appears to be larger and brighter in the sky, particularly when it begins to rise over the horizon. I still remember the first one I saw as a kid on a flat horizon in New Mexico. It looked like something you would see in a sci fi movie. Extremely large, dramatic and in that case a blood moon to boot.The white line in this graphic shows the moon’s normal orbit. When the moon’s orbit is altered, as seen in the blue lines, it brings the full moon closer to our planet, resulting in an exceptional “supermoon.” (Bob King | Sky & Telescope) Supermoons usually occur a few times each year, but this year we happened to have three consecutive supermoons. One supermoon occurred on Oct. 16, the next is November 14th and and another one is on the way on Dec. 13. The upcoming November supermoon is expected to be more spectacular than those two because of its closer proximity to the Earth. The orbit of this month’s full moon will be closer to the Earth than it’s been since January 1948. If you miss this rare Super supermoon, you’ll have to wait 18 years for the next big one on Nov. 25, 2034 Be sure to check it out on Sunday but If you miss the celestial show Sunday night  the supermoon should look good again when it begins to rise in the eastern sky around 5:15 p.m. Monday
