I do for my clients selling a home"},"content":{"rendered":"<p>Ready to sell your home, both of us have alot of work to do.\u00a0<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>I often hear from people that I wear many hats throughout the day.\u00a0 During a typical day I am on the phone calling banks, title companies, well drillers, excavators, clients, plumbers, surveyors, etc.<\/p>\n<p>&nbsp;<\/p>\n<p>I may be giving advice, digging a hole, providing counselling, working on a computer, repairing a hole in the drywall, juggling schedules.\u00a0 Sometimes I go home and feel like dropping, but there is usually even more that needs to be done.\u00a0 So lets look at a couple of things to do when selling a home.<\/p>\n<p>&nbsp;<\/p>\n<p>My first pieces of advise for any seller are these three things.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>Setting the price.\u00a0<\/p>\n<p>&nbsp;<\/p>\n<p>Our market is moving quickly right now but in any market one of the most important things you can do is set the price right.\u00a0 Buyers are very well versed in what prices should be at.\u00a0 If they just saw ten 3 bedroom 2 bath 2000 sqft homes sell for $200,000 in your neighborhood, they are not going to bother looking at yours for $250,000<\/p>\n<p>&nbsp;<\/p>\n<p>Setting the stage<\/p>\n<p>You only get one shot to make a good first impression.\u00a0 A clean nice smelling, de-cluttered house makes for a good showing and quicker sale.\u00a0 If the buyer\u2019s first impression is WOW, then they tend to overlook the little things that didn\u2019t quite fit in their wish list.\u00a0 If it is extremely cluttered they usually think that it will take a person to long to move.\u00a0 If they are looking at a mess, many people just can\u2019t get past it.\u00a0<\/p>\n<p>&nbsp;<\/p>\n<p>Make it easy to view<\/p>\n<p>I can almost always guarantee that someone will want to see the house at the worst possible moment.\u00a0 While there are of course exceptions, make it as easy as possible for agents to get in and show your house.\u00a0 You never know what sale you are saying no to.<\/p>\n<p>&nbsp;<\/p>\n<p>Things I do to sell a home.<\/p>\n<p>&nbsp;<\/p>\n<p>The first is to take pictures, lots of them.\u00a0<\/p>\n<p>Next I enter the home in 2 different MLS systems which cover all of North Idaho.<\/p>\n<p>I place a sign, order riders and special signs.<\/p>\n<p>I gather plat maps, aerials, utility bills, list the companies, contact HOA&#8217;s pull ccrs, call for preliminary title reports, assemble a property package.<\/p>\n<p>&nbsp;<\/p>\n<p>Getting your home under as many noses as possible brings success.\u00a0<\/p>\n<p>&nbsp;<\/p>\n<p>I list your home on at least 50 websites for maximum exposure, and send a list of links that your ad appears.<\/p>\n<p>.<\/p>\n<p>I make a virtual tour on <a href=\"http:\/\/tourfactory.com\/\">http:\/\/tourfactory.com<\/a> and send the stats to you each week.<\/p>\n<p>I make flyers\u00a0and buy a\u00a0flyer box.<\/p>\n<p>I have\u00a0a key made and put up a lock box<\/p>\n<p>I send out a note to all the agents<\/p>\n<p>I make up and send out postcards<\/p>\n<p>I send the neighbors a just listed announcement<\/p>\n<p>I advertise in local classified ads.<\/p>\n<p>I advertise in feeder markets in other cities.<\/p>\n<p>I place announcements in employee lounges and bulletin boards<\/p>\n<p>I contact my buyers to announce your property to them<\/p>\n<p>I use my networking connections to get the word out.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>We have a reverse prospecting in the mls, so I contact the agents to let them know they have a client who might be a good fit for your property.<\/p>\n<p>Prequalifying buyers, arriving at your home to turn on the lights and making it presentable for showings,\u00a0 Showing the property.<\/p>\n<p>Follow up.\u00a0 I follow up with agents and buyers.<\/p>\n<p>&nbsp;<\/p>\n<p>So lets see what else is there.\u00a0 Well I have done everything from washing dishes and taking out the trash, to uncovering septics, walking property lines, pulling out my hair, walking the dog during showings, crawling under houses, tracking down leaky pipes, picking up laundry, mending fences, painting, calling everyone and arranging repairs,\u00a0 Did I mention pulling out my hair?<\/p>\n<p>&nbsp;<\/p>\n<p>How about an update.\u00a0<\/p>\n<p>When you list your home for sale you wanted it to sell right away.\u00a0 I am often busy chasing down the details and working on promoting your property.\u00a0 If I don\u2019t tell you though, how are you going to know.\u00a0 I try to be good about \u00a0taking the time to contact you and let you know what I am doing.\u00a0\u00a0 I am going to work on this though to be even better, because I do know it is important.<\/p>\n<p>&nbsp;<\/p>\n<p>Negotiating a sale.\u00a0 I do my best to put buyers and sellers together and make a deal that everyone is happy with.\u00a0 Once we get past that part, and the paper work is in, escrow is opened and I am putting a SALE PENDING sign.\u00a0<\/p>\n<p>&nbsp;<\/p>\n<p>\u00a0Ah the work has just began.<\/p>\n<p>&nbsp;<\/p>","protected":false},"excerpt":{"rendered":"<p>Ready to sell your home, both of us have alot of work to
